Budgeting

• Update and maintain budgets
• Monitor owner directed changes, selections and subcontractor charges to keep the revised budget totals up to date
• Constantly update budget to ensure the projected total is accurate at completion
• Write and issue all subcontracts and purchase orders for all subcontractors and suppliers

Scheduling

• Create and update gant chart project schedules for each project
• Maintain 8-week detailed schedules with superintendent input
  • Update monthly
  • Assist superintendent with subcontractor notification
• Distribute project schedules as required

Estimating

• Work with Estimating team to produce project estimates
• Support development of subcontract bid packages

Communication

• Email all clients / architects / designers every Monday outlining the schedule for the week
• Schedule and coordinate OAC meetings at minimum once per month
• Provide monthly report to Owner, Architect, and Designer until project is complete

Material Tracking

• Produce and maintain materials tracking schedule
• Work with subcontractors to expedite long-lead items

Permits

• Ensure permits are pulled in timely manner
• Work with the Project Superintendent to ensure all inspections during project are passed
• Obtain SWPPP permits as required
• Submit utility application to MLGW as required and coordinate work to be completed timely.

Contracts

• Ensure there is signed contract on file at commencement of project
• Maintain subcontractor buyout log
• Ensure compliance with contract documents

Miscellaneous

• Punchlist process tracking and execution
• Ensure quality control standards are being maintained
• Project document organization
• Maintain current job binder and electronic files
• Procore monitoring and implementation
• Weekly project photos
• In- Wall Videos

Project Closeout

• Produce closeout packet / owner training / service / maintenance / owner gift
